MahaRERA Registered Projects came into existence on 1st May 2017, and MahaRERA governs Maharashtra’s real estate sector. Maharashtra Real Estate Regulatory Authority is the full form of MahaRERA.
Imagine this.
I had just started my real estate career in August of 2017, and there was a lot of chaos and uncertainty around.
I won’t call it chaos but was a lot of uncertainty in terms of what will happen and the implications of this significant reform. The Resl Estate Industry was coming out of the shocks of demonetization and GST.
The reason why RERA is very important is that it benefits the buyer. In the entire buying process before RERA, the industry was very unorganized. RERA brought about a welcome change in how the whole sector used to run.
So we started working on getting ourselves registered because MahaRERA applied to both the Builders as well as Brokers. I work as an individual Broker in the market now, so my RERA Certificate is by my name. Apurv Rohiwal, the same name I use in the market to talk to clients, raise bills by the same name, etc.

How to check MahaRERA Registered Projects ?
Just enter the name of the broker or the project, and as soon as you enter the name, you will get the RERA certificate of the broker or project you’re looking for. I shared the screenshot for easy reference.

You can search all the MahaRERA registered brokers similarly on the MahaRERA Website. Enter the name of the broker or if it’s a company, enter the name of the company. Here is how you can find me on the MahaRERA website.
How can I do MahaRERA project search? It might be the following question in your mind. Again the process is simple. Click on the same link, now, instead of entering the broker name, enter the project name. So the portal will give all the projects with the name you entered to you in the search. I am sharing the “sample search” for a builder in Pune. The builder’s name is Panchshil. Similarly you can search all the Maharera registered projects in Pune.

What is the difference between MahaRERA and Rera?
Next, let us quickly understand the difference between MahaRERA and Rera. Rera is the act of central government, the governing body that has laid down the details of how Real Estate should primarily operate in the country. Typically there are some differences which are always there between something central government guidelines and some time which is at the state level. So each government has its RERA, and Maharashtra has MahaRERA.
There was a time during the initial implementation. The total number of registered projects across India was around 15,000, and Maharashtra had more than 11,000 registered projects. This just goes to say that Maharashtra as a state was a torchbearer in implementing RERA
Let’s try to think of it this way, what are the top benefits of MahaRERA for property buyers. Buying a home is always a dream, comprising of a lot of investment, financial as well as emotional. Overall, the real estate sector has been very unorganized, and the prices have constantly been rising. To add to this challenge, each builder had its norms earlier and no standard practice. Most builders had different methods and structured approaches to creating agreements with the buyers. These agreements mostly favored the builder. For someone investing, his lifelong saving would have minimal opportunity and rights to safeguard his savings. Now MahaRERA gave the due rights to an individual.
The most beautiful aspect of MahaRERA is that it promises an end date for construction. When somebody wants to invest his hard-earned money into any project, there are two significant challenges that someone faces,
The first challenge is that if the property is within budget, it will be under construction.
– and if he wants to look for a property that is ready to move or already constructed, as I said, it won’t fit his budget
From saving some money and keeping a larger picture in mind, an investor or a home buyer wants to buy an under-construction property. His interests are to be safeguarded. MahaRERA made a world of difference to all buyers. MahaRERA gives that right to the buyer in case of possession delay, so if there are any mismatches in the commitments made by a particular builder, the buyer can always request a full refund.
MahaRERA Pune Blacklisted Projects
Now comes the time to understand what are these blacklisted projects. For most projects, once the builders submit their documents on the MahaRERA portal, they must continuously comply by uploading all the required documents periodically on the same portal. So the builders who do not regularly upload all the data for a project are considered expired projects. This expired list is also called blacklisted projects. These projects are blacklisted and are currently not updated with the latest documents on the MahaRERA portal. This is why it’s essential to check the builder’s legacy whenever you want to buy into any property. Has the builder delivered in the past? Will he be able to deliver in the future? These are certain things which we should always do when we are going and buying a property.
So finally, when you want to check if the project you are going to invest in is blacklisted or not. Simply click on the link, and find the name of your project. If the name is present on the list, then it is blacklisted, if it is not present, then as of now, it is an updated project. Then what you should do next is check the regular RERA certificate of the project. Check if all the details you have mentioned are up to your mark or not.
